According to the Q3 2025 Cushman & Wakefield report: In 46 of 92 tracked U.S. markets, net absorption of office space was positive... up from 31 markets two quarters earlier. Vacant sublease space has declined ~14.5% since the beginning of 2024. Investment activity is also accelerating: In H1 2025 U.S. office sales volume jumped ~42 % year over year to around $25.9 billion. For New Dev: This is important- office assets in gateway markets like NYC are showing life. Strategic developers, landlords or investors may be better positioned to execute repositioning or lease-up strategies. For brokerage listings: Office properties may regain appeal; high-quality “top tier” assets may command premium attention. For residential markets: Office recovery can drive urban re-densification, commute patterns, amenity demand- a tailwind for certain residential micro-markets.

If you think the housing market will “go back to normal,” you’re in for a surprise. It won’t. It can’t. Not under the rules we created in 1997. There’s one policy change from that year that reshaped American homeownership more than anything else in the last 50 years, and most people have never heard of it. This explains today’s market better than any headline.
